Heading Out of Town? Here’s How to Protect Your Home While You’re Away

Vacation season is here! Whether you’re hitting the beach this summer or exploring tourist destinations, there’s nothing better than shaking up your routine for a few days of fun, sunshine, and relaxation. But before you lock the front door and set your emails to “Out of Office,” it’s smart to prep your home to avoid coming back to unwanted surprises.

From small (but important!) maintenance tasks to the peace of mind that comes with a home warranty, here are some helpful tips to protect your home while you’re away.

Check Major Appliances Before You Leave

Your fridge, water heater, and HVAC systems work hard in the summer. A quick check-up before you head out can prevent problems from sneaking up on you.

  1. Set your fridge a bit warmer (around 38°F) to save energy, but only if it’s mostly empty and you’re not leaving behind perishable items like milk, meat, or leftovers. If you’re storing food to eat when you return, keep it at its normal temperature.
  2. Consider turning off your water heater if you’ll be gone for a week or more, or turn it to its “vacation mode” setting if it has one. (Tankless/on-demand systems don’t need to be turned off—they don’t heat water unless it’s needed, so they aren’t wasting energy while you’re away.)
  3. Adjust your thermostat to save energy while still keeping your home cool enough to prevent humidity or mold issues. Don’t just shut it off your entire vacation!

Turn Off The Water Supply (Or At Least Key Valves)

A small leak can cause big damage if left unchecked for days. If you’re heading out for more than a few days, it may be wise to take some extra steps.

  1. Shut off the main water valve. This cuts off water to all indoor plumbing and appliances, significantly reducing the risk of leaks or flooding. The main shutoff is usually located in the basement, garage, or near where the water line enters your home.
  2. Turn off water to appliances like your washing machine and dishwasher. If shutting off the main valve isn’t practical—for example, if you have automatic sprinklers running—then shut off water to individual appliances instead. Washing machine hoses are especially prone to leaks and bursting, especially if they’re older. Turn the valves (usually found behind the machines) to the off position. You can do the same for dishwashers and sinks.
  3. Double-check hose bibs and outdoor faucets for drips. A small drip might not seem like a big deal, but left running for days, it can waste water, drive up your utility bill, and even create moisture problems around your foundation.

Secure Doors, Windows, and Entry Points

Double-check that all doors and windows are locked, including the garage and basement windows. And remember, home security is about more than just locks—it’s about creating the appearance that someone’s home.

  1. Install smart locks or timers for lights. (Actually, our partners at Mister Fix-It can take care of this for you.)
  2. Let a trusted neighbor know you’ll be gone and for how long.
  3. Put deliveries or mail on hold to avoid buildup that makes it obvious no one is home (or ask that trusty neighbor to grab it for you!)

Final Vacation Checklist

Before you go, don’t forget to:

  1. Unplug electronics to prevent power surge damage.
  2. Empty all trash cans to avoid odors and prevent bug infestations.
  3. Clean all dishes and run your garbage disposal with baking soda to keep it fresh.
  4. Close curtains or blinds to help with temperature control.
  5. Leave a light or two on a timer.
